In this class, we will discuss fair housing as it applies to the protected class of disability, and what that obligates an association board to know and to do. We will discuss the difference between service animals and emotional support animals. We will briefly discuss the Americans with Disabilities Act as it applies to community associations. We will then discuss the recent Ninth Circuit case out of Nevada, Sanzaro v. Ardiente HOA, which while not binding on Colorado associations, is highly instructive in addressing a disability accommodation request.
